TIC: Tenancy-In-Common Investments

Tenancy-in-common investments represent a percentage interest in real estate properties with little or no responsibility to the property beyond the investment. These products generally enable investors to acquire more substantial properties that offer a more secure and profitable investment. TIC investments are an attractive option for brokers to offer their clients because of the very high commission rate relative to commissions achieved when completing transactions for stocks, bonds or other products. Due to this incentive, unethical industry professionals may overlook unsuitable securities or convince investors to move forward based on misrepresentation and omission of the investment itself.

One of the most significant risks in investing in a tenancy-in-common product is the simple fact that many of the real estate properties in question are not adequately researched by advisors. As a result, investors are often misinformed of the facts when entering into a contract. Suitability issues may arise for those who may be better suited for shorter-term liquid investments that can be accessed with much greater flexibility. TIC investments can be beneficial when researched properly and facilitated by an ethical financial advisor or broker, but the losses can be devastating for the portfolios of investors who are ushered into a transaction without all of the information.
